Double keyed lock violations In New York

It is illegal to have a double cylinder lock or a door on any rental that has more than three families. (Multiple dwelling buildings)
(A double cylinder lock is a lock that has a key on the inside and out)
If a tenant cannot get out of an apartment in an emergency and is injured or worse the lawsuits can be considerable, the possibility exists that your insurance company wont cover you.


Any window gate or barricade on a fire escape window must be approved by the board of standards and appeals. In some areas of New York State local fire officials regulate approval. Check with your local fire marshall before installing permanent bars.




Window locks must be removed on fire exit windows.
All security can supply a means to protect the window after removing the violations.


Key keeper violations

The post office needs to have access to a key for the building.
In multiple dwellings (four families and over) a key must be kept in the key keeper so the mail man has access to the building so he may distribute the mail.

Mail box violations.

Tenants need to have a secure mailbox at all times. If your mail box is broken and your land lord has been notified by certified mail and repairs are not made you must notify your GPO (general post office)

Roof hatches

Insurance companies require all roof doors to have an exit alarm.
This protects both the landlords and the roof itself
IE: Unattended children falling off the roof, high heels cutting into the tar paper, and discarded cigarettes that may start fires.

Every landlord must provide a secure solid door with a workable lock and a door viewer at the entrance of all apartments.

If the main lock on the door is not working the tenant needs to notify the landlord in writing via certified mail and the landlord must replace the lock in 24 hours.

Child guards

Every apartment containing a child has to have window guards. These child guards must be approved by the board of standards and appeals and show the approval number.
The window height above the child guard is regulated and so is the use of one way screws. (Once installed cannot be taken out with regular tools)
Exceptions include windows that have fire escape access and or air conditioners.
